Frequently asked questions about selling a house

What is the conveyancing process for selling a house?

The process of selling a house is as follows:

    1. Instructing a conveyancing solicitor
    2. Drafting the contract and answering any buyer enquiries
    3. Exchange of contracts
    4. Completion

Ask for a copy of our Guide to Buying and Selling, which details the process of buying and selling a house from both sides of the transaction (with typical timescales).

How long does it take to complete once I have accepted an offer?

Each house sale is different and the time it takes to sell your house can vary. The average time period is between 8-10 weeks, depending on the type of transaction, whether there is a chain and how long the buyer's mortgage offer and searches take.

Before an offer is accepted, you should instruct a solicitor when selling your house. This allows them to review the legal title and paperwork a buyer will require to ensure all is compliant and have the contract pack ready to send.

    What does conveyancing cost?

The legal fees for selling a house vary depending on the location, complexity of the transaction and the size of the property. Our fees typically range between £1,350 and £1,750 (plus VAT). An idea of expected costs can be seen on our residential property pricing guidelines page.

Do you need a solicitor to sell your house?

Whilst you do not need to use a solicitor to buy or sell your house in England and Wales, the risks of doing your own conveyancing if you don't have the experience in doing so are very high. Selling your house can be a complicated process, especially if your property is leasehold and you have a mortgage to redeem.

By using a conveyancer, you will have peace of mind that the process will be completed correctly. It will also give you more time to focus on the other aspects of your house move.

Remember, there are several things you should consider when choosing a conveyancer, such as recommendations and experience. It’s not only about the price.
